Projections for population growth in the UK indicate an increase of up to six million people by 2026. The government has responded with far reaching changes to planning regulations and most notably the setting of ambitious regional targets for increased housing stock.
If the target of three million new houses is to be achieved by 2020, 240,000 new homes will need to be built annually from 2016 in order to balance supply with demand. In addition, homes built from 2016 must be zero-carbon rated.
This demand is reflected within the social housing sector, where the Government has earmarked massive levels of investment to keep up with demand and maintain the housing market renewal programme. The introduction of new government funded ownership schemes which give greater choice and opportunity to first-time buyers, social tenants and key workers has, and will continue to present tremendous challenges at a regional level across the country, particuarly in the Southeast.
